Canadian housing July recap

The Canadian Real Estate Association (CREA) released the latest housing statistics from July, which posted a small decline in sales.

The number of sales declined 1.3% between June and July making it the third consecutive month of slowing sales. Compared to July 2015 sales were down 2.9%.

As we've seen in previous months, however, home prices continue to increase at a rapid clip. Hibusiness reported that the MLS Home Price Index went up by 14.3% compared to last year, making it the largest gain since November 2006. CREA’s data shows prices going up by 9.9% from June to July.

Limited supply in Vancouver and Toronto is mostly responsible for the continued price growth, skewing national averages. Vancouver is also contributing to the slowing sales as activity slowed considerably in the Greater Vancouver Area along with nearly half of Canada's major markets.
