Causes of Spring Flooding

The Government of Canada says flooding is one of the most frequent and costly natural disasters in the country, affecting hundreds of thousands of residents and causing millions of dollars in damage annually. Shockingly, about 20% of Canadian homes are at risk, yet most homeowners are unaware of their vulnerability.

Recovering from a flood is expensive, with the average cost of repairing a flooded basement exceeding $40,000. However, prevention is far more affordable — costing as little as $250 for basic flood-proofing measures. Many of these steps can be completed in under a day, helping homeowners save thousands in potential damages.

Be Flood Ready

Being prepared can protect your home, belongings, and finances. Consider the following:

  • Home insurance policies often do not cover overland flooding. Standard policies typically cover sudden or accidental water damage from indoor plumbing, heating, or air conditioning.
  • Check with your insurance broker. Understand the types of water damage covered by your policy and determine if additional add-ons are needed.
  • If your home has flooded before, it could happen again.
  • Know your community’s flood risk. Contact your local municipality for flood maps and risk assessments.

Exterior Flood Prevention

  • Keep snow and water away from your foundation by clearing window wells and ensuring proper drainage.
  • Check and maintain your drainage system Remove debris from outside and inside drains.
  • Clean gutters and downspouts to allow proper water flow away from your home.
  • Ensure downspouts extend at least six feet away from basement walls and direct water away from your home and neighboring properties.
  • Grade your yard properly to direct water away from your home’s foundation.

Interior Flood Protection

  • Elevate important items in the basement This includes documents, electronics, and valuables or move to a higher level.
  • Install a sump pump with a battery backup Many municipalities offer programs to help offset installation costs. If you already have a sump pump, ensure it is clean and functioning properly.
  • Install a backwater valve Many municipalities provide subsidies for these installations.
  • Raise large appliances above potential flood levels This includes furnaces, hot water heaters, electrical panels, and oil tanks.
  • Install flood shields or barriers on basement windows and doors.
  • Regularly inspect and maintain storm drains near your home Remove leaves, ice, and debris.
