4 Ways to Get Your Home Sold Fast

Getting ready to sell your home can be overwhelming. There are so many things to deal with such as realtors, banks, inspectors and lawyers - and that’s just the beginning. It’s easy to get lost in all your To Dos, but it’s important to remember the real reason you’re here: To sell that house!

You want to sell your home quickly and getting it ready can be a big job, here are four tips to help you get top dollar for your house:

First Impressions are Everything

Curbside is your first chance to make a good impression. You don’t have to spend loads of money to attract people to your property; it just needs to look well-tended. Make sure your lawn is cut, the gardens are free of weeds and the trees and shrubs are trimmed.

If your front porch is starting to look a little worse for wear, repaint your trims and front door for a fresh, new look. You can also buy simple things like a new mailbox and house numbers to brighten things up. Finish it up with some seasonal planters and you’re good to go!

Pick a Neutral Palette

One of the most important things to remember about selling your house is that buyers need to be able to see themselves in it. Bright colours that suit your personal style are great while you're living there, but could make it harder for other people to see themselves in your home.

Repaint with softer, more neutral, colours so people can imagine their own pictures on the walls and furniture in the rooms. Remove personal items like family photos, ornamentals and other pieces so people aren’t distracted by your details.

Maximize Space & Storage

When people are buying, space and storage are important priorities. Some really easy and economical ways to show that your home offers both is clearing out clutter. One simple strategy involves packing away the extras and leaving your closets half full - it creates the impression that there is more space.

It's also a good idea to go through your home and take out anything that makes your space look chaotic and crowded. You want your home to look spacious. Show off possibilities for multi-purpose space; putting a small, simple desk in your spare bedroom helps people see functionality options.

Let There be Light

One of the simplest things you can do to help your home look open and welcoming is to let the light shine in.  Large windows, soft overhead lighting and table lamps can brighten rooms and make a big difference in the look and feel of your space. Make sure to remove heavy drapes, open blinds and move items that obstruct window space. 

You’ll also want to replace burnt out bulbs and buy lamps for the darker corners of your home. Leave all the lights on in areas where windows are smaller or scarce, like basements and bathrooms.

Contact your Home Insurance Company

Make sure you notify your home insurance company when you put your house on the market. They’ll need to know that people will be coming through your home and that it may be empty for long periods at a time. They’ll be able to advise you what steps to take to protect your home and your coverage.
